Buying a home is an important decision, but it doesn't have to be complicated or stressful.  We'll work together to find you a wonderful home that suits your needs at a price you can afford.  In order to best serve your needs, we'll follow a simple process outlined below:

 

Pre-qualify with a lender

This first step is crucial so that we can save time, avoid disappointment, and ensure your long-term happiness.  The aim is for you to know not only what you qualify for, but more importantly, how much you are willing to spend given the other demands on your personal finances.

 

Meet with your REALTOR®

Your time is precious!  In order to serve you better, we'll have an initial meeting to discuss your needs and wants.  Once I have an understanding of what you are looking for, I can use the tools available to me as a REALTOR® to narrow the search and to find you that perfect home.  If you live out of town, we can have this initial conversation by phone, email or video conference.

 

The Search

We are now ready to actively search for your new home.  I'll arrange viewings of properties that interest you, based on the criteria established during our initial meeting.  I'll also educate you on the local market and specific neighbourhoods that interest you.  As we view properties, we'll refine your criteria and eliminate homes from your list until we find the home that's right for you.  I'll be in constant communication with you throughout this process.

 

Make an Offer

Once we find the right property, I'll help you determine an offer price for it based on comparable sales and current market conditions, and I'll write an offer on your behalf using an Agreement of Purchase and Sale.  I will then present it to the listing agent or seller and negotiate on your behalf to obtain the best price and conditions on your behalf.

 

Next Steps

Once you have an accepted offer, I will guide you through other aspects of the purchase, such as any inspections, financing and helping you find a lawyer who will arrange to transfer the title of the property to your name, among other things.
